Terms of Service

Thank you for your interest in our service.
We offer furnished rooms under a fixed-term lease agreement.

【 Fee 】
– Room rates will not be affected by the number of people who will be staying, providing that it is within the capacity.
– There are no charges of Deposit, Key money, Brokerage fee.
– Cleaning Fee when moving out and Administrative Fee will be charged aside of the rent for each contract.

■ Cleaning Fee
It will be applied to the cleaning of the room after each Check Out. Depending on the room condition when you move out, additional cleaning fee and/or restoration fee may be incurred.

■ Utility Bills
Water, Electricity and Gas, if ordinary usage, will be covered.

■ Parking and Internet
Parking: Normally, One car parking space is included within the fee.
* There are a few properties for which we are unable to provide parking spaces due to the reason why the property owner does not have parking contract.

Internet: Included (if the property is capable of providing the service).

【 Accommodation Capacity & Amenities 】
Multiple number of guests can be accommodated up to the maximum number of people indicated on for each room.
* Some rooms count 1 semi-double bed as for 2 guests.
* No rental service for bedding such as pillows.

Each room is fully equipped with furniture, home appliances (TV, refrigerator, rice cooker, microwave oven, washing machine, vacuum cleaner, hair dryer, etc.), tableware, cooking utensils, etc.
* No rental service for equipment and appliances.
* For laundry, at some properties only the on-site coin laundry machines are available.

Some complimentary consumable goods for several days are equipped.
After you used them up, please buy what you need at stores by yourself.

  • Bathroom: Shampoo, conditioner, body soap, bath detergent, bath towel, towel
  • Washroom: Face wash & hand wash soap, laundry detergent
  • Kitchen: Dishwashing liquid, garbage bag
  • Toilet: Toilet paper, toilet cleaner
  • Others: Box tissue paper

During your stay, we will not clean or change linen such as sheets and towels.
Also, there are no amenities such as pajamas and toothbrushes.

【 Caution 】
■ Smoking Tobacco
Non-smoking at any room.
Please refrain from smoking on the balcony as it may be a nuisance to the neighbors.
Smoking is prohibited even on the balcony at some properties.
If smoking is detected, a special cleaning fee will be charged additionally.

■ Pets
Pets are not allowed in some rooms, except in some pet-friendly rooms.
Even in rooms where pets are allowed, only small and disciplined pets are allowed.
If you bring your pet in a pet-friendly room, an additional 1,800 yen will be charged per day.

■ Transportation service
Not available.

【 Age restrictions and presentation of ID 】
We do not allow customers under the age of 30 to use our service as we lend the property owner’s valuable assets.
We also ask you to submit your ID(image). We will not be able to accept your reservation if without it.
Also, please note that returning guests are also requested to submit your ID(image) each time for system reasons.

■ Application acceptance criteria
We do not accept the uses only by guests under 30 years old.
If the applicant is under 30 years old, the user is basically limited to the third degree relationship by blood of the applicant.
We do not allow customers to use our service who fall under antisocial forces.

■ Documents required at the time of making reservations
Please prepare one of the following documents.

Japanese nationals
– Driver’s License (front and back), 2 items
– Passport + an item that show your current address, 2 items
– Citizen Identification Card, (with face photo), 1 item
– Health insurance Cards + Identification papers with face photo, 2 items

Foreign nationals
– Alien Registration Certificate, 1 item
– Passport + an item that show your current address, 2 items

* Presentation of ID *
If the applicant is a family member (within 3rd degree), only the applicant needs an ID.
If the applicant does not use the room as a staying guest, the ID of all the users are required.
When the applicant uses the room with friends, the ID of all the users are required.

Please note that if your acts cause troubles to neighboring residents, or if you request services that exceed our regulations, we may ask you to move out even during the contract period.
Please note that the furniture and home appliances listed are subject to changes.

We aim to provide services that allow us to build good relationships between excellent customers and owners for a long time.

Fee Calculation

【 For customers using Monthly Plan 】
■ 1 month (30 days)
Monthly fee + Cleaning Fee and Administration Fee + Season Fee

■ more than 1 month up to 59 days(including the move-out date)
(Monthly fee divided by 30) x days + Cleaning Fee & Administration Fee + Season Fee

■ more than 60 days(including the move-out date)
(Monthly fee divided by 30) x days + Cleaning Fee & Administration Fee + Season Fee + Security Deposit

Monthly Plan has 4 different additional rates; Regular Season, Winter Season, Peak Season, Top Season.

~ for customers staying longer than 60 days ~
For more than 60 days(including the move-out date), we will ask for and keep a deposit equivalent to one month rent in advance, in addition to the rent.

~ Deposit will be refunded ~
The security deposit that we receive will be refunded by wire transfer to the bank account specified by the customer.
If repair costs are incurred due to stains or damage, we will deduct the restoration costs from the deposit and refund it within one month after the amount is confirmed.

【 For customers using Yearly Plan 】
We will ask for and keep a deposit equivalent to one month rent in advance, in addition to the rent.

Reservations and Applications

Please let us know your preference from the “Reservation Enquiry” form linked from the page of each room.
We will reply to you with room proposals and an estimate.
Reservations for monthly use will be accepted from 3 months before the desired move-in date.

Please note that even at the enquiry stage and after the reservation is confirmed, we may have to consult with you about changes to the reservation details due to the owner’s circumstances or property sale.

To protect personal informations, the room numbers shown on the website are symbolized. We will inform you of the correct room number after confirming your reservation.

There are two ways for reservations and bank transfers, depending on the period of use.

A) for the use of 59 days or less (including the move-out date)
Please deposit 10% of the monthly fee to our designated bank account within one week. Once your payment is confirmed, the reservation will be confirmed. Please transfer the balance at least one week before the move-in date.

B) for the use of more than 60 days(including move-out day)
Please transfer both of the full amount of the fee and the security deposit for one month, both at the same time, to our designated bank account within one week. Once payment is confirmed, your reservation will be confirmed.
Alternatively, you can confirm your reservation with transferring the fee for one month and the deposit for one month within one week, and then you can transfer the fee for the next month at the end of every month.

Procedure till the confirmation of the reservation

1) Please let us know your preference from the “Reservation Enquiry” form linked from the page of each room.
We will reply to you with room proposals and an estimate.

2) After we check the availability of the room, we will send you an email with the link to the form to ask you about your detailed information.
– Names of all staying guests
– ID (image)

* Provisional Reservation is placed at this point.

3) We will send you an email about the payment
Payment methods vary depending on the number of days you will be staying.

4) Transfer to our designated bank account

5) The reservation will be confirmed when the payment is confirmed.
We will send you a confirmation email regarding your reservation.

* At this point, the reservation is determined.

Cancellation Policy

“One month before” in the cancellation policy means “the same date as the move-in date of the month before the move-in date”.
The refund-transferring fee due to cancellation due to customer’s convenience will be borne by the customer.

■ Cancellation policy before moving in
– Until one month before: No cancellation fee
– 1 month to 8 days before: 10% of the rent for 1 month after moving in
– 7 to 2 days before: 30% of the rent for one month after moving in
– 1 day before: 50% of the rent for one month after moving in
– Cancellation on the day: 100% of the rent for one month after moving in

i.e) If your move-in date is February 15th, the cancellation fee will incur from January 15th.
* If your move-in date is March 15th, the cancellation fee will incur from February 15th. Although the last day of February is only until 28th or 29th, the “same date” will be applied.

■ If your staying period is shortened after moving in
【 for one month contract 】
No refunds.

【 contract for more than one month 】
You must pay the fee for at least 30 days from the day you give us notice about cancellation.
We will refund the fee for the days from the 31st day after your cancellation intent if you have already paid for it.

Moving-in

Our staff is not stationed at each property.
We would like to set a time schedule in advance when to meet between 9:00 and 17:00 on the day, then we will be waiting for you at the entrance of the building on the day.

After guiding you to the room, we will hand over the key and explain various things about the room (it should take about 30 minutes).

* If you move in before or after our business hours, a fee of 1,000 yen will be charged per hour.
* For some properties, move-in procedure would be different. We will explain after confirmation of your reservation.
* The move-in time may not always be able to meet your request.

Moving-out

Please contact our staff about the time to move out, by 15:00 of the day which is 3 days prior to the move-out date.
When moving out, we should attend with you on site, and it should be set some time from 9:00 to 17:00.
If there is any damage to the equipment, please report to us.
Our staff will visit your room on the day you are moving out. Please return the key to our staff to complete the move-out.

* If you move out before or after our business hours, a fee of 1,000 yen will be charged per hour.
* For some properties, move-out procedure would be different. We will explain after confirmation of your reservation.
* The move-out time may not always be able to meet your request.
